We understand that many seniors and individuals on fixed incomes face challenges managing monthly finances. Missed rent payments are one of the leading causes of housing instability — and eviction.

For clients receiving SSI, Social Security, or pension income, we offer an automatic rent deduction from their benefit payment. When their check arrives, rent is handled first — before anything else. This protects their housing and gives you and your client peace of mind.

Answers to the most common questions from referring partners

Does my client need to be present to start a referral?+

No. You can pre-fill an application on your client's behalf using their information. They will receive a secure link to review, complete any remaining fields, upload their ID, and submit.

What does my client need to qualify?+

Applicants must be 18 or older, provide a valid government-issued photo ID, and complete the application. We consider individuals with prior evictions, criminal history, or housing instability — we believe in second chances.

Does my client need to pay anything upfront?+

A $200 non-refundable community fee is required to secure priority placement. Applications without the fee paid are placed on a standard waitlist. A refundable security deposit is due before move-in.

How is rent calculated?+

Rent is income-based, calculated as a percentage of your client's monthly income. The exact amount is determined at the time of application and confirmed upon approval.

What happens after my client is approved?+

Approved clients begin a 30-day trial placement in a designated unit. After a successful trial period, they are placed in a permanent unit for a minimum 6-month term. You will be notified at each stage.

My client receives SSI or Social Security. How does rent work?+

For clients on SSI or Social Security, we support automatic rent deduction from their benefit payment through an authorized representative payee arrangement. This prevents missed payments and protects housing stability. Clients authorize this in writing through their resident portal.

Can I refer multiple clients at once?+

Yes. Your caseworker dashboard shows all referred clients and their current status. There is no limit on how many clients you can refer.

How long does the application review take?+

Most applications are reviewed within 3–5 business days of submission with a complete ID and all required information. We will notify you and your client of any decisions promptly.

What if my client is on a fixed income like a pension?+

We work with clients on all fixed incomes including SSI, SSDI, Social Security retirement, and pensions. We provide affordable housing designed to work within their budget.

Is my client's information kept confidential?+

Yes. All client information is stored securely and only shared with program staff directly involved in their case. We comply with applicable privacy laws and treat all client data with care.
